PROJECT MANAGER

Currently, we are looking to hire a Full-time Project Manager to join our dynamic team. We are looking for a self-motivated, problem solver, multi-tasked person who provides and is committed to excellent customer service.
Essential Responsibilities:
• Policy Development: Participates in administering company policies and developing long-range goals and objectives; Assist with developing or revising operating standards and working practices for technician’s job duties; maintains current checklist and worksheets that support these standards
• Work Allocation: Assists in setting worksite priorities: Assists to direct work assignments based on skill level.
• Organizational Support: Actively works to support new programs or procedures and achieve commitment for Plumber Technicians; provides feedback and solution based recommendations to the Operations Manager based on their observations.
• Quality Control: Ensures Plumber Technicians are providing quality workmanship, exceptional levels of customer service and using proper materials to meet code, honor the work promised, and control costs.
• Estimates: Provide estimates and close on jobs; calculating costs of material and labor and preparing competitive bids to secure jobs. Provides a description of the problem and options available to address the options. Presents multiple solutions with unbiased pros and cons for each in terms the customer can understand. Secures a signed agreement prior to the start of work; Present proposals in person at the time of first call (if possible), offer financing and warranties as well as addressing customer questions and concerns
• Sales: Follow up on the status of pending quotes; Assist with closing jobs and approve all pricing; facilitate all aspects of the selling activity.
• Sales Goals: Ensures that your sales activities are at or above company standards for sales, gross margin, and customer service.
• Sales Reports: Prepares regular sales reports, lead closing reports, lead source reports, weekly flash reports, and maintenance agreement reports; submits to management on time; creates any other reports deemed necessary to track sales information.
• Presentations: Give sales presentations, as outlined in the company’s selling process, and use company presentation software and in-home selling process.
• Follow up: Ensure all tasks are completed during and after a job; includes making certain that job site signs are posted; follow up to solicit referral business; ensure all jobs are being visited after completion, for potential referrals
• Cost Management: Analyzes and controls expenditures of the department, including ordering and maintaining job-related inventory to conform to budgetary requirements
• Managing Labor Costs: Assist with managing labor hours and material to meet specifications of each job quote; consistently maintains company standards for billable hours while providing timely knowledge and solution support to service technicians.
• Building Customer Base: Identifies customer future needs and desired plumbing work. Performs inspections to identify existing plumbing problems or potential risks. Utilizes this knowledge to provide recommendations for additional service opportunities; generate sales through referrals
Qualifications:
• One to three years of related experience and/or training in the plumbing, construction, or property management industry; sales experience is preferred; or equivalent combination of education and experience.
• Understands business implications of decisions; displays orientation to profitability; demonstrates knowledge of market and competition; aligns work with strategic goals.
Compensation range: $32 to $35 per hour depending on experience.

MAINTENANCE TECHNICIAN
R&L Maintenance is hiring a full-time maintenance technician! We offer competitive pay and great benefits.
Duties and Responsibilities
• Responsible for preventative maintenance and repair of all aspects of community
• Work with team to provide residents and employees a comfortable and safe environment
• Complete assigned maintenance work orders in a timely manner to the client standards
• Perform necessary maintenance on unit turnovers to ensure vacant units are move in ready including checking and repairing electrical, plumbing, HVAC, appliance repair, and other miscellaneous maintenance as needed
• Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory
• Expand knowledge of physical building systems such as boilers, HVAC, shut off valves, generators, elevators, controlled access systems, garage doors, and fire/life safety
• Interact with vendors to address work outside area of expertise
• Paint interior and exterior surfaces as needed
• Act professionally and appropriately when in an occupied residence. Utilize booties and door hangers
• Act professionally with excellent communication when working with peers and residents
• Adhere to safety guidelines set by OSHA and attend regular safety meetings
• When on-call must be available by mobile phone during non-business hours at any time and respond to calls in a timely manner including in person as needed for emergency work orders
• Record work orders performed using property management software including technician notes (attach photos as needed)
• Communicate any outstanding property maintenance issues or safety issues immediately to manager
• Other duties and assignments as requested by management
Knowledge, Skills, and Abilities
• 2+ years working in residential community
• Knowledge and experience of carpentry, sheetrock, painting
• Experience in painting and drywall
• Competence to assess priorities, give attention to detail, multi-task and meet deadlines
• Understanding and ability to follow safety procedures
• Remain professional in all communications
• Keep detailed records and ability to complete reports
• Lifting, carrying, pushing, or pulling up to 50 lbs
• Ability to sit, walk or stand for extended periods of time
• Ability to be exposed to unusual elements such as extreme temperatures, dirt, dust, fumes, and noises
• Ability to use smartphone to track hours worked, communicate with other staff, record work completed, and other tasks as assigned
Minimum Qualifications
• High School diploma, GED or equivalent work experience
• 1-2 years experience in building and mechanical maintenance, including plumbing, electrical, painting, sheetrock
• Valid CA driver’s license and satisfactory driving record
• Excellent customer service and verbal and written communication skills
• Ability to respond outside normal business hours when required
Compensation range: $22 to $30 depending on experience
